Where is the dev team? Are they looking for a SW unlock of the 1.1.2 OOB or we have to loose all our hopes and purchase a ......SIM?

Is there some kind of truth in the rumors about they alredy have the unlock but they are delaying the announcement because of Apple?

The unlock you're referring to is not for 1.1.2, but it's for the 1.1.3 and it's the jailbreak method. The current unlock for O.T.B. 1.1.2 phones is a hardware based hack that removes the 4.06 bootloader and replaces it with the 3.9 bootloader. The soft-hack that is being worked on will have to either replace the bootloader(if even possible) or they will have to exploit the weak point that was found in the 4.06 bootloader. Only time will tell what they have in the works.
